Demaco has grown into a strong investment and development group
CFO Zdeněk Raus joins the ownership structure of investment and development group Demaco. As the company continues to grow, it is also strengthening its holding structure while remaining a family-owned business built on the partners’ personal accountability.
“Company growth naturally brings the need to further strengthen the group’s structure and clarify responsibilities. I therefore see this step as a logical continuation of our journey and long-term development. Zdeněk has been a long-standing partner in managing the company, and his entry into the ownership structure is a natural next step,” says Tomáš Budař, Founding Partner of Demaco.
Zdeněk Raus has long been involved in managing the company’s finances and shaping the group’s internal structurein line with its growth. “This is a natural continuation of my role within the company. I know Demaco inside out – from the perspective of finance and management as well as its individual projects – and I believe it makes sense to take on ownership responsibility as well. Joining the ownership structure primarily means a commitment to contributing to the group’s further growth while maintaining financial stability and sustainable financing,” says Zdeněk Raus.
Family ownership as the foundation of the business
Demaco has been a family-owned business since its establishment and is committed to preserving this character as it continues to grow. This is not merely a formal designation, but a set of values reflected in the way the company is managed and in its approach to individual projects.
As the company grows, its size and structure evolve, but its fundamental values and approach remain unchanged: direct accountability of the partners, swift decision-making and a long-term perspective on the development of both projects and the group as a whole.
“Being a family-owned business is not a marketing label for us; it is how we run the company. Every decision is backed by specific individuals who take responsibility for it. This is a principle we intend to preserve in the future, regardless of how much the company grows,” adds Jaroslav Kaizr, Partner at Demaco.
The group’s growth in numbers
The value of Demaco Group’s assets is now approaching CZK 2 billion. The company operates seven industrial parkswith more than 60 tenants. Its portfolio includes over 113,000 m² of industrial space, as well as additional land with development potential for more than 100,000 m² of new space. Its projects span locations including Kolín, Ostrava, Pardubice, Valašské Meziříčí and Brno.
As a general contractor, Demaco is currently delivering three industrial projects with a combined value exceeding CZK 2 billion. The company focuses primarily on projects for manufacturing and technologically demanding operations, where close coordination of design, construction and future operations tailored to the end user is essential.
A team of 19 specialists covers the entire project lifecycle – from design and permitting through construction to asset, property and facility management, including the financing of both internal and external projects. This approach is reflected in the Design & Build model, in which each project is managed as an integrated whole, with a focus on time, costs and long-term functionality.
The company was established without external capital. “I am proud that we have managed to build Demaco Group literally from scratch, without relying on external equity, drawing solely on our own know-how, hard work, reputation and long-standing relationships with all our partners,” adds Tomáš Budař. The group’s financing is based predominantly on senior debt, with a group-wide LTV of approximately 41%, reflecting a conservative and highly sustainable approach to risk management.
Demaco also has a long-standing focus on the development of brownfield sites, combining renovation works carried out while existing facilities remain operational with new construction and making use of existing infrastructure.
Its projects also benefit from the in-house management of local distribution systems (LDS), which enables the group to actively manage energy across its parks, optimise costs and improve operational efficiency, particularly for manufacturing clients.
Buildings are designed in accordance with the company’s proprietary dmc construct 4.2 technical standard, which brings together experience from design, construction and subsequent operation, enabling projects to be prepared more efficiently and with greater predictability.
Accountability as the foundation of growth
Demaco has long based its development on the partners’ personal accountability and their direct involvement in projects throughout their entire lifecycle. “What sets us apart from most of the market is that we take full responsibility for our projects. Not only during the design or construction phase, but also for their long-term performance. This approach has shaped us from the very beginning, and it is something we intend to preserve as we continue to grow,” says Jaroslav Kaizr.
