Kolín Ovčáry - TKG AUTOMOTIVE

We have been involved in the development of a new 10,200 sqm manufacturing facility for TKG Automotive, a supplier to Toyota Motor Manufacturing Czech Republic, from the very beginning – even before the site was purchased.

As part of the technical due diligence, we assessed the site’s suitability for the planned manufacturing facility and, in cooperation with legal advisers, provided technical input for the legal due diligence. Based on our findings, we recommended the site for the project.

This was followed by a project concept study, the necessary surveys, project documentation and comprehensive engineering services. Thanks to a permitting strategy established early on and close coordination with the regional authority and relevant stakeholders, we secured the development permit within six months, enabling the investor to meet a demanding schedule driven by the requirements of its customer.

The new facility is designed as a bespoke solution tailored to TKG Automotive’s production technologies and future operations. The project includes, among other features, two overhead crane systems, a basement level housing press technology, and a specialised HVAC system for areas equipped with welding robots.

The project is being delivered in collaboration with our parent company, Demaco, under a Design & Build model and in accordance with the dmc construct 4.2 standard, with a focus on technical quality, operational efficiency and long-term sustainability. The building is targeting an Energy Performance Certificate rating of A.
